Pick the wrong one and you might be dealing with leaks, failed warranties, and a contractor who’s no longer answering your calls — all within a few years of a brand-new roof.
In Western Montana, the contractor landscape is a mix of established local companies, smaller regional crews, and seasonal out-of-state outfits that show up after hail events. Knowing how to tell them apart — and what questions to ask before signing anything — is worth your time.
Verify Licensing and Insurance Before Anything Else
This is the non-negotiable first step. In Montana, roofing contractors are required to be registered with the state. Before you get a quote from anyone, confirm:
- Montana contractor registration — ask for their registration number and verify it
- General liability insurance — at minimum $1 million in coverage. This protects your property if something goes wrong during the job.
- Workers’ compensation insurance — if a worker is injured on your roof without this coverage, you could be liable. Ask for a certificate of insurance, not just their word.
Any legitimate contractor will provide these without hesitation. If someone hedges or can’t produce documentation, move on.
Local vs. Out-of-State: Why It Matters
After a significant hail event in Western Montana, out-of-state contractors appear quickly — knocking on doors, offering fast starts, sometimes aggressive pricing. Some do decent work. Many don’t, and most of them aren’t around when something goes wrong six months later.
A locally established contractor has a reputation to protect in the community, a permanent address you can find them at, and a genuine interest in the long-term quality of the work. They’re also more familiar with local building codes, common regional issues like ice dam conditions and high-wind exposure, and what products perform well in Montana’s specific climate.
When you’re evaluating a contractor, ask directly: Where is your business based? How long have you been operating in this area? Can you provide local references?
What to Ask Before Getting a Quote
Don’t wait until you have proposals in hand to start asking questions. Get these answered upfront:
Do you do a full tear-off or will you go over existing shingles?
A full tear-off is almost always the right answer. It allows inspection of the decking, proper underlayment installation, and a better long-term result. If a contractor is pushing an overlay, ask why — and compare warranty terms carefully.
What underlayment and ice and water shield do you use?
In Montana, ice and water shield along the eaves and in valleys isn’t optional — it’s essential protection against ice dam backup. Any contractor who doesn’t specify this as standard should be questioned.
Will you replace all flashing?
Reusing old flashing under new shingles is a common shortcut. New flashing — around chimneys, vents, skylights, and all wall transitions — should be standard on a full replacement.
Who does the actual work?
Some contractors sell the job and then subcontract the labor to crews they have limited control over. Ask whether their own employees will be on the roof, and whether the person you’re talking to will be on site during installation.
What does your workmanship warranty cover and for how long?
Manufacturer warranties cover materials. The contractor’s workmanship warranty covers installation. These are two different things. Get the workmanship warranty terms in writing.
Red Flags to Watch For
- Asking for large upfront payment. A deposit is normal. Asking for full or majority payment before work begins is not.
- No written contract. Every legitimate job should have a written scope of work, materials specification, price, timeline, and warranty terms before a single shingle is touched.
- High-pressure urgency. “We can only honor this price today” is a sales tactic, not a legitimate business practice.
- Unusually low bids. If one quote is significantly below the others, something is being cut somewhere — materials, labor quality, or scope. Find out what.
- Offering to waive your insurance deductible. This is insurance fraud. Legitimate contractors don’t do it.
Check Reviews and Ask for References
Online reviews on Google give you a real-world view of how a contractor operates — not just on the easy jobs, but when something goes wrong. Look for contractors with a sustained history of reviews, not just a cluster that appeared recently.
Ask for references from jobs completed in the last one to two years, and actually call them. Ask whether the crew showed up when expected, whether the final price matched the quote, how cleanup was handled, and whether they’d hire the contractor again.
